Many renters nowadays have high expectations for the properties that they are renting - and they are willing to pay for it.  As long as the market is supporting solid monthly rent amounts, it can be a great idea to take a look at the kitchen in your rental property and reevaluate the quality. function and “feel” of the space.

As with all homeowners, your tenants will most likely spend a great deal of time in the kitchen space. An upgraded kitchen will be a big selling point to all prospective tenants as they do the initial walk though. Make sure the first impression they have is a good one!

Consider these basic ideas on how to upgrade the kitchen in your Branson rental property. Doing a little remodeling in your kitchen might just make all the difference between having the unit sit on the market or getting a signed lease in hand, translating to money in your pocket.

Kitchen Flooring

Take a minute to look down when you walk in the room. The floors in any room take a beating, but the kitchen is a high-traffic, high-function space that often sees a lot of wear and tear. From the kids running in to grab a drink from the fridge, dirty pet paws or nail marks, to the spaghetti sauce splatter that didn’t get wiped up quickly enough and left a orange spot, there are all kinds of events that could be the cause of the less than perfect floors in your Branson rental unit.

As well as the aesthetics of a new floor, consider the safety aspects. Is the floor worn in places, are there any missing tiles or bubbling in the linoleum that could cause your tenant to fall? Making sure the floor is safe is incredibly important to make sure an accident does not occur. It can even be helpful to preventatively treat the floor with an anti-slip coating to go the extra mile to help keep your tenants safe.

Kitchen Cabinets

The kitchen cabinets are not only the biggest focal point in the room, but they also often leave the biggest first impression. After making sure they are still safely attached to the walls, evaluate the finish. If the cabinets are solid and in good shape, consider refinishing the cabinet fronts. Doing just the doors and the room facing areas, is much more cost effective in comparison to installing all new cabinets. Doing a refinish or having them painted will help give the space a newer feeling, while updating the space.

Another cost effective upgrade that is very important not to skip is the cabinet hardware. Often, in older kitchens, the hardware on the cabinets is what dates the space. Buying modern door knobs and drawer pulls with simple, clean lines will instantly make the cabinets not seem as old.

Kitchen Countertops

Mixing, chopping, prepping...all of these tasks are done on the kitchen counter. Make sure the countertop is in good condition to hold up to daily use. Investing in a quality, high grade countertop is a good idea because it will be a selling feature when it comes to leasing the property. Not only will it be a nice functional upgrade, but the kitchen is the heart of the home and will be a beautiful centerpiece to the room.

Kitchen Appliance

The tenants at your Branson rental property will be very appreciative of new appliances in the kitchen.

For function, new appliances will be well received due to peace of mind that there will be fewer inconveniences to the tenant having an appliance stop working and having to wait for a repair company to come to the property to solve the issue.

For aesthetics, new and matching appliances look great and give the space a much better feel. The kitchen will feel cleaner and more modern right away.

And lastly, economically, new appliances are a selling point because they are more energy efficient than appliances from ages ago. Having energy efficient appliances ensures the tenants that they are getting the most bang for their buck with the utility company, which translates to a few extra dollars in their pocket that they can commit to a bit of a higher rent payment.

Tenant satisfaction is what every investor wants from the people who rent their property. A satisfied tenant is more likely to renew their lease when the time rolls around, which means no turnover expenses and no vacancy period, which means more earned income to your bottom line.
