Target The Right Audience


If you are new to social media, it’s important to note that 3.96 billion people are using social media platforms nowadays. That huge number has the potential to equate to a huge viewing market for your rental unit. Make sure you are using the platforms that are most popular, such as Instagram, Facebook and YouTube.


Check Your Social Media Profile


As simple of an idea as it is, it can also be often overlooked to make sure your contact information is correct. 


Review your social media profile and make sure the correct information is posted. Think of how you want potential clients to contact you and highlight which source is easiest to be reached. If you are better at responding to emails rather than phone calls, put that as your main point of contact. Same with texting - may people prefer to send a quick message via text and would be open to communicating with you in this method. It usually doesn’t matter how you communicate, the most important factor is that you do communicate in a responsive and timely manner. Every renter wants to know that their future landlord is easily accessible to discuss whatever situation may arise.

While it is a great start to advertise your rental property on Facebook, it is equally important to use the Marketplace platform within Facebook. Marketplace operates similarly to how Craigslist used to be used several years ago. There are so many properties for rent for shoppers to choose from...what makes yours different? Using a more casual approach on social media is ok because it is not as formal of a marketing platform. Use your personality to dictate what colors, fonts and pictures to use to communicate more about the property and what type of landlord you will be.

Social Media is a great tool to advertise, but what if potential renters do not go to your page or see the ad you’ve worked so hard to create? Sometimes putting a few dollars in the game can bring a lot of bang for the buck! Paying for preferred advertisements on the social media platform of your choosing can bump your ad to the top of the list and/or put you in the feed of countless potential renters. 


Reach out to the platform you are considering advertising with to inquire about what costs would be associated with the ad and what the advantages to you are.


Build Your Network


Social media is all about who you know, and who they know, and who they know etc...Take the amount of followers you have and ask them to share your rental listing with the people they know. Then hopefully their network will share it as well or be interested themselves.
