Spring is upon us and very soon the summer sun and sky high temperatures will be here too. If you own a rental property, or property of any kind, then you are already familiar with the regular maintenance that accompanies home ownership. 


Regular repair maintenance is most frequently the type of maintenance that is completed, which would include items such as fixing a leaky faucet, replacing a broken door handle or repairing the toilet that isn’t flushing properly. Saving money and only doing the necessary repairs is the most economical option. 


“If it’s not broke don’t fix it” is a popular phrase that we have all heard over the years. And while there is some truth to this, sometimes preventative maintenance can be just as essential to encouraging cost savings. Proper routine maintenance will help keep catch any future issue before it snowballs into a bigger problem. 


When doing preventative maintenance, winterizing maintenance seems to be what most people would think of first. Often though, there are plenty of items to mark off your checklist for summer maintenance as well though.

Pool Fun In The Sun


When school lets out for the summer and the heat index rises, everyone is ready to head to the pool for some summer fun. This is where your rental property and suggested summer maintenance checklist can begin.


Check on your pool pump and filter to make sure all pool mechanics are in good operating condition. 


Depending on what safety measures you have in place, make sure all signage is hung in an easy to read and make sure the print is not faded from being in the elements. Test all gate locks to make sure they are working and check the fence panels to make sure there are no gaps a small child could get through. 


As much fun as pools are, owning and operating one is a huge liability. To be proactive, it is  also a good idea to call your insurance agent to make sure all of your liability coverages are high enough that in case of an unfortunate or unforeseen swimming accident, you are covered. 


Ice Cold Air Conditioning


Call your preferred HVAC company and schedule a systems check to ensure the AC is in good working order. Have them top off the freon if necessary. 


Staying a step ahead and having them come check the unit beforehand, will help you avoid the air conditioning going out unexpectedly. Often when this happens in the middle of summer there will be a long wait to be able to get an appointment scheduled, or it may happen unexpectedly and you are left to foot the bill for an after hours service call. 


Safe and Functional Outdoor Gear


Your tenants will want to enjoy the summer months hanging out with  family and friends. Grilling, swimming, and playing outdoor activities are some of the top ways to have fun. If you have grills available onsite for use, make sure they are cleaned and prepped for use. If they are gas grills, make sure the propane tank is full and ready to grill those burgers and hot dogs. 


Clean all patio seating, tables and other outdoor furniture. Repair any rips or tears in the cushions. Make sure none of the chair legs are broken or unstable. You do not want any of your tenants to be hurt if they would get injured or hurt when sitting on an old piece of lawn furniture.


Good Irrigation


Does your property have an irrigation system to keep the premises green and lush? If so, think ahead and get an appointment scheduled to make sure the sprinklers are sprinkling like they should, are set to the right timers, and are set to address the appropriate sections of the landscape.
